USDA Loans

USDA Loans ...can be up to 100% in certain areas only (Burnet County, Llano County, parts of Williamson, Blanco and Hays counties)- FHA still continues to be a good choice. If you can make a 3.5% down payment, you can generally get the seller to pay most of the closing costs, so there is little out of pocket expense. The down payment can be a gift from friends & family too.  And, Interest Rates are low..... 

Your IRA as a Down Payment

Did you know that First Time Home Buyers (or people who haven't owned a home in 2 years) can use up to $10,000 in funds from their IRA as a down payment on a home, penalty free???

If you're married, and you and your spouse are both first-time buyers, you each can pull from retirement accounts, giving you $20,000 in residential cash.Even more interesting, you can share your IRA funds with family members for their home purchase. The IRS says the first-time home buyer using your IRA funds for a down payment can be you, your spouse, one of your children, a grandchild or a parent.

But, don't take your money out too soon. You must use the IRA funds within 120 days of withdrawal to pay qualified acquisition costs. This includes the costs of buying, building or rebuilding a home, along with any usual settlement, financing or closing costs.

The Texas First Time Homebuyer Program 

Down Payment Assistance Programs - Through the Texas Department of Housing & Community Affairs (TDHCA), below market interest rate mortgage loans are available through participating lenders to eligible families and individuals who are purchasing their first home or who have not owned a home in the past 3 years. Two types of loans are available under this program. An “Unassisted Rate” loan typically offers our lowest interest rate available and does not provide funds for down payment and closing cost assistance. For borrowers needing assistance with their down payment, an “Assisted Rate” loan is offered to income-eligible borrowers that provides grant funds up to 5% of the mortgage amount. These loans are offered at a slightly higher interest rate.  These programs may be on hold and out of funds - check the website for more information. 

In the Austin and Highland Lakes areas, loans up to $237,031 are available. 

Mortage Credit Certificate (MCC) Program

A Mortgage Credit Certificate allows the homebuyer to claim a tax credit for some portion of the mortgage interest paid per year. It is a dollar for dollar reduction against their federal tax liability.  Click on the link to view information about this program under TDHCA - MCC Program

The Mortgage Credit Certificate (MCC) Program increases a family's disposable income by reducing its federal income tax obligation. The tax credit is valid for the life of the loan as long as the borrower occupies the property as their primary residence.
